lease negotiation and administration, utilities metering and collection,
and rent administration for over 34 tenants.

- Developed two major
processes at Microsoft that improved business strategy:

Methodology that uses the ratio of the cost of
delivery to the cost of construction, weighted for several factors such as
complexity and dollar value per project, to drive resource decisions.

Applying a weighted criteria matrix to capital
projects to assure rational decision-making and provide successful executive
buy-in and communication.

Portfolio Strategy:
|
- Helped position
Microsoft strategically to move to a more mature campus master planning
paradigm, by driving capital building renewals from an annual plan to a
multi-year program, with linkage to the campus master plan. This effort
will help drive costs down as long-range corporate goals are meshed with
building life expectancy.

Partnering:
|
- Coordinated with other
partner vendors such as CBRE and Compass. Facilitated the “Functional
Vendor Integration Committee”, which is the core team that drives
interactions and engagement between the disparate outsourced components
of Microsoft Real Estate and Facilities group.

|
- When I started in 2007
as Director of Infrastructure Services, the scope of work was the lab
services division. By earning the trust of the owner and providing
near-flawless execution and expectation management, we grew from $18M
and 13 employees to present levels, in effect tripling the business in
1-1/2 years, at which point I accepted my new position as Senior
Director.

- Oversaw more than 300
construction projects totaling $70M+ yearly at the world’s largest
corporate campus, comprising 200 buildings and 17 million SF of office
and hardware/software lab space, set in a suburban environment in
Redmond, Washington.
- Sole provider of
construction services for MAC, facilities capital renewal, 26
cafeterias, over 1,100 conference rooms, and all construction work other
than large-scale S&C/major TI work. My role was to manage the team
as owner’s rep, subcontracting to selected general contractors and major
trades, serving at the fulcrum between a large, active constituency and
the work. The projects were classified into software/hardware labs (435
labs @ 500k SF), general MAC/migration (non-lab occupant requests and
migration), and capital renewal projects. Energy conservation measures
were also included in the renewal budget, as were major MEP efforts such
as chiller plant upgrades.
- Managed a staff of 35, with an operating budget of $4M.
- In 2009 delivered the
Redmond Ridge 1 managed server lab building, a $100m effort to consolidate
the software labs into a single, modular, managed lab core. This
building is 57,000 SF and can accommodate 35,000 servers. The project
involved extensive negotiations with the landlord, local municipalities
and regulatory agencies, and the utilities company, and was brought in
under budget and within schedule.

high-tech manufacturing, laboratory, office, and school campus with over
2M SF spread throughout 18 buildings.
- In charge of a staff of
21, overseeing the operations and facilities management of this high-end
R&D complex. Unique challenges included an extensive and
comprehensive central plant, with utilities including chilled water,
heating hot water, steam, city water, deionized water, nitrogen gas,
industrial waste processing, sewer plant and potable water plant. There
was also a 3M gal chilled water storage system to maintain.
- Property management
responsibilities included lease administration of the over 30 tenants,
rent management, and utilities metering and collection.

aspects of Public Works, Facilities Management, and Plant Engineering
for this 3000-personnel military base. Responsible for 600 workers; $20M
budget; maintenance, repair, and capital construction of over 90
facilities totaling 3.6M square feet, including retail, cafeteria, and
medical facilities; 400 vehicles including construction
support equipment; 50 miles of roads; 16MW
of power production and distribution; 2,000 acres of grounds
maintenance; 200 tons solid waste per year into 100 acres of landfill;
200M gallons per year city water; pest control; sewage systems; steam
systems; shore erosion control; and engineering and maintenance control.

metals, in addition to support for NOVA, world's largest laser.
